Mold after a leak or flood in Miami-Dade

A pipe, the roof, the AC drain, the unit above, or a storm put water in the house and now there is growth or a smell. Call and get connected with a Florida-licensed remediator for drying, containment, and removal, and an assessor when the job needs a plan.

Water that got in within the last few days is the one mold call where hours matter, because the fastest fix is not removal, it is drying. Wet drywall, carpet pad, insulation, and the backs of cabinets grow mold in Miami humidity in 24 to 48 hours, and every day after that adds square footage to the job.

Tell us where the water came from, when, and what is wet. If it is still coming in, say so. A licensed remediator who serves your area calls you back, usually the same day, and tells you what to do until they arrive.

Right now

  • Stop the source. The valve under the sink or behind the toilet, the water heater’s valve, the main at the meter box. If it is the AC drain, turn the system off until the line is cleared. If it is the unit upstairs, call the building now.
  • Photograph everything before you move it: the water, the source, the floors, the walls, the ceiling. Date the photos.
  • Get the AC running if it is not the source. It is the largest dehumidifier in the house. Add a portable dehumidifier and fans if you have them.
  • Lift what you can: rugs, boxes, furniture legs onto foil or blocks. Open the doors of cabinets under wet counters.
  • Do not spray bleach on drywall, and do not start cutting walls. Both make the licensed assessment harder and spread spores.
  • Call your insurer to open the claim if the source is sudden (a burst line, a storm). Then call the line. Your policy expects you to mitigate now.

What the remediator does on the first visit

Confirms the source is stopped and classifies the water: clean supply water, gray water from an appliance or the AC drain, or black water from sewage, canal, or surge. Extracts what is standing, pulls what cannot be dried in place, and sets containment before any drywall comes out so spores do not travel through the house. Air movers and dehumidifiers are sized to the space; moisture readings on every affected surface go into a log with photos.

If the growth is already larger than about 10 square feet, Florida requires a written protocol from a separately licensed assessor before remediation beyond emergency drying. The line can dispatch both, and a remediator who works this way will tell you when the assessor needs to come.

Why drying first

Mold needs moisture, food, and time. The food is the house: paper on drywall, wood, dust. You cannot remove the food, and time is running, so the lever you control is moisture. A house that is under 60% humidity and whose wet materials are dried inside two days usually needs far less demolition than one that waited for an adjuster.

Drying usually runs three to five days with daily readings. What comes out, what is dried in place, and what the readings were are the documentation your insurer, association, or landlord will ask for.
